- ORLANDO FLORIDA VACATION RENTALS / AGREEMENT -

RESERVATION/SECURITY DEPOSIT - Your reservation will be confirmed upon receipt of a $150.00 refundable security deposit.  The amount may vary depending on the length of stay and number of occupants. Your deposit will be held pending determination that upon departure you have left the rental property and contents in the same condition it was upon arrival, and there are no outstanding charges i.e. telephone, extraordinary cleaning services, repairs, damage, loss of inventory, electricity (over $100 per monthly rental), etc. at which time it will be returned to you, less any charges, within 5 days from departure. In the unlikely event of additional cost over the security deposit, the guest will be notified and billed or charged according to the form of payment on file.  Full rental payment must be received no later than 30 days (45-winter) prior to arrival or reservation may be cancelled. Although unlikely, we reserve the right to alter your accommodation if the property you were allocated becomes not suitable or available for your stay. If this occurs, you would be advised and relocated to a similar property or offered a full refund. Under no circumstances would our liability exceed the rental amount paid.

FORMS OF PAYMENT - Check, Visa, MasterCard or Bank Funds Transfer (transfer fees paid by guest).

CANCELLATION POLICY- More than 30 days - security deposit and any rental payment returned; 30 days or less - forfeiture of rental payment or security deposit if a similar replacement can not be found. (Note:45 days will apply to winter rentals). A 3% processing fee will apply to all refunds.

OCCUPANTS - No more than 4 people are allowed to occupy a 1 bedroom condo and no more than 6 people occupy a 2 bedroom condo.

ARRIVAL is anytime after 3:00 PM on arrival date.  DEPARTURE time is no later than 10:00 AM on departure date when the property should be available for inspection/cleaning. Any exceptions must have prior approval from rental agent.

RULES & REGULATIONS - NO PETS. NO SMOKING in the condo and enclosed patio. Smoking is allowed on an open balcony/patio ONLY. In order to preserve the integrity of the rental property, we ask that it be occupied in a quiet and dignified manner, protecting the premises and its contents against damage, loss or theft with adherence to all the rules and regulations of the applicable Condominium or Homeowners Association or the Rental Agent. Guests/tenants not in compliance may be asked to vacate the premises subject to forfeiture of rental and /or deposit money.   Orlando Rentals only acts as a booking agent for the owner. We are not responsible in the unlikely event of a withdrawal of any resort amenities within the community due to construction, improvements, closure, etc. Ventura C.C. Community, its employees, property owners and rental agents all inclusive will not be liable for any claims, suits, damages, costs, losses and expenses arising from injury to any person or property occurring on or about the premises relating to the rental of this property.  

PARKING- NO Commercial vehicles allowed to park on condominium parking grounds. All RV's, Boats, Campers, Trailers, etc. must be parked in the designated area of Ventura. Please call 407-275-7002.

TELEPHONE - Long distance telephone calls, toll calls, etc. must be billed to a personal phone card.
